The design of the shell and core has been rationalised as a modular facility, giving both landlord and tenant a building that is flexible in the short term and easily adaptable in the longer term.

An optimally dimensioned module has been provided that is flexible for the known and projected range of research functions. These modules have been integrated within a clearly defined service distribution framework and corresponding plant room modules.

This approach proved most effective as the fit-out design progressed and new operational functions were defined. The raised access floor in the support building offices enables easy reconfiguration of desk groups.
