The brief for the development of the new factory required the provision of large high bay storage (10m clear head room) for the accommodation of goods and finished goods storage, for bulk spice/pulse foodstuffs. Provision was also needed for the accommodation of a bulk packaging area located between goods in and finished product storage to house a variety of product finishing/packaging lines.

To ensure that the proposed development remained commercially attractive, as part of the base brief requirements, it was proposed that the resultant design should be an “Institutional Specification Standard” and that a development should be created that is both innovative and practical.
